The Gripen Portfolio: The 50 MSEK (circa 5.5 M euro) purchase of this property, known as Gripen, in Karlstad City Centre was concluded in July 2014. This property met our investment criteria as it was was in good condition, had an excellent location, strong tenants, long leases, provided a positive cash flow, while also having some upside potential. We focussed on maximising the rental income and subsequently sold the property, fully let, in September 2016, providing an IRR of 17% p.a. to our investors.

Tain Swedish Property AB purchased a 50 hectare industrial park known as Zakrisdal in Karlstad in January 2008. The acquisition price was 72 MSEK (circa 8 M euro) including costs. In addition to a strong rental income on the existing 34,000 square metres of industrial space, Zakrisdal also had development potential.
